Step 1: Property Assessment

We begin by thoroughly reviewing your property’s Profit & Loss (P&L) statement, performance, and market positioning. Our experts evaluate your property to determine the cap rate based on current performance and future growth potential. If your property isn’t quite ready for sale to an investor, we work with you to enhance its appeal and performance.

Step 2: Flipping the Property to Perform

Think of it as flipping your property for higher returns. If the potential isn’t quite ideal for sale, we focus on improving your asset management to raise revenue and reduce expenses. Through targeted improvements, we position your property to generate healthier topline revenues, making it more attractive to buyers. This process typically takes a minimum of 3 months, and setting tactics to gain results takes total 6 months.

Step 3: Preparing for Sale

Once your property’s performance is optimized, we present it to our network of ready, willing, and able investors. You’ll have access to a minimum of 3 potential buyers, ensuring that your property gets the attention it deserves.

Our Simple and Transparent Fee Structure

We believe in transparency and simplicity. Our fee is $100 per room, per month, with a minimum commitment of 3 months to achieve the desired cap rate. In some cases, after seeing the potential for growth, sellers have decided to hold off on selling to maximize their returns. If that happens, we can extend the contract for up to 6 months to complete the full roadmap to success.

Success-Based Payment

We are committed to delivering results. Our compensation is performance-based: when your property sells, we charge 0.1% depending on the asset. This can be paid through your realtor, or directly to us if you are managing the sale independently.

Working on your tactical asset management and improving revenues takes around 6 months. Our fees are simple: $100 per room, per month and minimum 3 months to reach up to ideal cap rate for the investors. We have also witnessed, some sellers charged their plans of selling after discovering the potentials of their properties. In that case, we would like to extend our contract to 6 months to show you the full road-map for success.

When your property is ready for sale, we present the property within our network. Minimum 3 potential buyers will be sent to your way.
